  • How do I apply for a property?

    The application process will start on our website at www.peaceofmindsa.com. Begin the process by clicking on the “Apply Online” button. If you have any issues or questions you may contact our office staff at (210)482-3245.
  • What if I want to apply for a property that I have only seen online?

    Applicants cannot apply for a property unless a license Texas Real Estate agent has physically shown the property. It is important that applicant know the condition, location and area of the property prior to applying.
  • What are your screening criteria?

    We check your credit, criminal, rental history and employment.

    • 600 credit score
    • Felonies and drug charges will be looked at on a case by case. We will not rent to anyone that is required to register as a sex offender.
    • Cannot owe to any property management company or Landlord. No broken leases or eviction will be accepted.
    • Total income must be 3 times the monthly rent amount.
  • How long can you hold a property for move in?

    If a property is vacant and ready for move in the lease must begin within 7 day from the day you have applied for the property. If a property is preleased, then the lease must begin within 48 hours from when the property make ready is complete.
  • How can I pay rent?

    Rent can only paid through your resident portal by credit card or debit card.
  • When is rent due?

    Rent is due on the first of every month and late at 12:00am on the 4th of each month. Late charges are 10% of the monthly rent on the 4th of every month and $10 per day thereafter. According to your residential lease agreement, all payments made to the property manager will be credited to late fees, maintenance fees and/or administrative fees prior to being applied to rent.
  • How long does the process take before I know if I am approved?

    The application process takes 24-48 hours to process from the time the application is received. All fees and supporting documents must be submitted at the time of applying to avoid any dely.
  • When does the security deposit have to be paid?

    Once the application(s) is approved by management the deposit must be paid within 24 hours to take the property off the market. If the deposit is not paid within the 24 hour time frame the property will remain on the market and/or the property will be rented to the next qualified applicant.
  • What needs to be paid at the time of move in?

    All rent, deposits and fees must be paid be prior to receiving keys.

    • First full month’s rent and/or prorated rent.
    • Additional security deposits if required.
    • Full amount of Pet fees.
  • Do you’ll accept pets and if so what is the pet fee?

    Some of our properties accept pets, some do not and some have limitations. Please contract our office to find out what the pet policy is for the property you are applying for prior to placing an application. If the property accepts pet there will be a $400 pet fee per pet with $200 that is automatically non-refundable. Aggressive breeds will not be accepted at any of our properties.
  • Can an extra deposit be charged?

    Yes, an extra deposit can be requested for credit scores that fall just below 600 and credit reports that show foreclosure and/or bankruptcy in the last with in the last two years.
  • What do I need to submit to verify my income?

    Income will be verified by your current employer through fax or email. We will also need a copy of your 3 paycheck stubs. If you are self-employed you must provide the last two years of tax returns, financial statement prepared by a CPA, and current bank statement.

    Acceptable Income:
    • Transfers or Relocations – Acceptant letter with salary and start date.
    • Child Support – Court Order Documentation.
    • Social Security, Disability or VA - Government Award Letter.

    Unacceptable income:

    • Less than 6 months employment.
    • Notarized letters of employment or child support
    • Financial aid or student grants
  • How much money do I need to make to qualify?

    Applicants must make a combined total of 3 times the rent amount.
  • Can I move in early?

    Unfortunately we are unable to accommodate early move-in request.
  • Can I push my move in date back?

    If the home is vacant, our company policy is that rent must begin within 7 days from the day you apply for the property. We cannot hold a property without collecting rent after 7 days have elapsed.
  • How much rental history do I need?

    Rental history will be verified through your current landlord. Verifying date of tenancy, late payment, and monthly rent paid. The condition of the property and unpaid amounts owed will also be verified. Any broken leases or evictions within the last 10 years will not be accepted. Base housing will be accepted as rental history.
  • Can I do repairs or improvement to the property for a reduced rent?

    Unfortunately we cannot lower the rent in exchange for repairs or improvement to the property. All repairs or improvements must be done by an authorized contractor.
  • What if I have a criminal background?

    A criminal background will be processed on each applicant. Felony’s and drug charges will be on a case by case base. Peace of Mind Property Management will not rent to person that is required to register as a sex offender.
  • Is my security deposit refundable?

    The security deposit is refundable but the Landlord reserves the right to deduct any reasonable charges. resident must give Landlord at least thirty (30) days written notice of surrender before Landlord is obligated to account for or refund the security deposit. Any refund of the security deposit will be made payable to all residents named in the lease.
  • If I am approved how to I get keys to the property?

    Once the application is approved, a lease contract is signed by all parties and all funds are received management will contact you with instructions on how to obtain keys to the property.
