Requirements for owners and landlords by the Texas Property Code

If you are a property manager or a landlord in the state of Texas you are required by the law to comply with the state property code. Here at Peace of Mind Property Management we make sure your property is up to property code insuring your property has the correct security devices. Texas State Law requires the property be re-keyed between resident, have appropriate door viewer and smoke alarms. This video will cover some of the key requirements necessary.

As part of the Texas property code your property is also required to have several smoke alarms. Smoke alarms must be placed in each bedroom or in a room used for sleeping in the case of an efficiency unit. If multiple bedrooms are served by the same hallway, there must be a smoke alarm in the hallway in the immediate vicinity of the bedrooms. If the property has multiple levels there must be a smoke alarm on each level.

HOW DO YOU MAKE SURE THE RESIDENT IS TAKING GOOD CARE OF MY PROPERTY?

We make sure to carefully select responsible residents when processing the application. During the lease term, we may have occasions to enter the property for repairs or maintenance issues and will use this opportunity to examine the property.

We will also schedule a renewal assessment of the property prior to renewing a lease contract. This will let us know exactly how they are maintaining your property as well as protect both you and your property.
