Here’s my advice for property owners on the frequency of their visits.
Is it absolutely necessary for you to regularly visit your rental properties when working with us? No. A lot of times, you can sort of scare the tenant and you won’t get a lot done. However, I do recommend sending an expert to your property on an annual basis to check its condition. It’s not an inspection, but it’s close, and serves the same purpose. The expert will be able to answer any questions you may have.
If you have before and after pictures, consistent servicing of systems, and so on, those things help keep your property in good condition. Personally, I don’t think it matters if you visit your rental property yourself, but an expert must take a look at it each year to assess its condition.
