Here are two scenarios where you need to sell your rental property.

Today, I want to discuss where to sell your rental properties. Generally, my advice is to avoid selling rental properties due to their lucrative nature and the expenses associated with selling. However, there are two exceptions to this rule.

The first scenario where selling might be advisable is when the property requires extensive repairs that surpass the income it generates. For instance, older homes from the 60s or 70s may demand substantial investments ranging from $10,000 to $50,000 per year for issues like foundation or tree problems. If maintenance costs consistently outstrip rental income, selling the property could be a sensible option.

The second situation involves the challenges of being a property owner outweighing the benefits. With a reliable property management company, managing rental properties can be relatively hands-off. However, if you encounter difficulties with tenants or if the property isn't yielding sufficient returns for the effort involved, reconsidering ownership is reasonable.

In cases where a property demands significant attention or the rental income doesn't justify the hassle, selling may be a more lucrative choice.
